Singapore's rental market is competitive, expensive, and full of traps for first-timers. Prices have softened from the 2023 peak — but the process still catches people out in the same ways.

The Diplomatic Clause — Non-Negotiable

Before you sign anything, negotiate the Diplomatic Clause. This lets you exit the lease early (typically after 12 months of a 2-year lease) with 2 months' written notice.

Without it, leaving early means forfeiting your deposit and potentially being pursued for the remaining rent.

Standard terms to ask for
  • Minimum stay: 12 months (on a 2-year lease)
  • Notice period: 2 months in writing
  • Trigger condition: employer transfer, retrenchment, or departure from Singapore
Most landlords accept this if you ask before signing. Those who refuse are a red flag.

Stamp Duty: The Hidden Cost

The tenant pays stamp duty. This is Singapore law, and agents frequently fail to mention it until after you've signed.

The central-to-suburban gap is 25–35%. Living in Tampines or Jurong adds 25–30 min to a CBD commute but saves S$800–1,500/month.

The PropertyGuru Duplication Problem

The same unit frequently appears under multiple agents at different prices. Three listings at the same address don't mean three available units — it means one unit, three agents competing for commission.

Before viewing any unit Check how long it's been listed. Filter by "newest" — if it's been there 60+ days, offers have fallen through for a reason. Ask the agent directly: "Are you the sole appointed agent for this unit?"

Walk-Through Checklist

Walk-throughs move fast and agents are trained to keep you talking. Go in with a list:

Physical checks — never skip these
  • Run all taps — water pressure and hot water response
  • Test every aircon unit — cooling performance, smell, cleanliness
  • Check ceilings for water stains (especially corners and bathrooms)
  • Test all power points with your phone charger
  • Open the washing machine drum — check for mould
  • Ask about pest control history
  • Look for mould along window frames and skirting boards

Protecting Your Deposit

Standard deposit is 1 month per year of lease (2-year lease = 2 months). Refundable at end of tenancy, less legitimate damage deductions.

Document everything before moving in. Timestamped photos and video of every room, every existing scratch and stain. Email the inventory to your landlord and get written acknowledgement. This single step is the most effective protection you have if a dispute arises.
